Lake Las Vegas Condos for Sale May Be Most Overlooked Market According to LasVegasRealEstate.org

Las Vegas, NV (PRWEB) October 17, 2011

Las Vegas real estate homes and condo sales have risen for five consecutive month largely because of investor and cash-only purchases in the resale market. August 2011 Sales of Las Vegas condominiums and townhouses posted their best sales month ever with 987 units sold according to reports from the Las Vegas Board of Realtors. Some areas such as the Lake Las Vegas real estate market are going unnoticed.

Lake Las Vegas is a community 17 miles from the world famous Las Vegas strip, tucked away in a picturesque canyon with a large 320 ACRE man-made lake. The Lake community is surrounded by a European-style local village with shopping, casinos, three golf courses, restraunts and five condo/townhouse developments. These condos are at an all time low starting with the Luna Di Lusso community located in MonteLago village situated across the Pontevecchio bridge startinig at $39,500.

Ashley McCormimck or Realty One, Nevada’s number one real estate company, recntly completed a local triathlon at Lake Las Vegas allowing her to swim the lake, bike the community and jog the trails. McCormick feels that experiences like this allow her to really understand what a community has to offer. All Lake Las Vegas condos are near the Reflection Bay Golf Club and residents enjoy sweeping views of the lake, golf course and surrounding mountains. McCormick feels that for the money, Lake Las Vegas homes and condos are currently undervalued for the lifestyle it delivers.

While some of these condo communities are categorized as Las Vegas high rise condos, they incorporate more of an open village feel. Residents can access the SouthShore Yacht and Beach Club, tennis courts, beach, marina, casino and restaurants all in village style walking distance. The V at Lake Las Vegas townhomes featuring two story estate-style villas perched on terraces cascading down the village hillside start at $92,000.

McCormick encourages buyers and investors to do their own research so they can be confident in their purchase. According to Trulia research Las Vegas homes for sale are #1 in the US for price to rent ratio. Investors or interested home and condo buyers can contact Ashley McCormick for more information at 1-888-920-2292. Las Vegas real estate to include Lake Las Vegas homes and condos for sale thru the MLS are available online at LasVegasRealEstate.org

Do you think MMA (Mixed Martial Arts) fighting should be legal in your city or state?

and would you take a 15 yr old boy to watch it?

Yes I do. MMA is a sport. it has strict rules that are adhered to. the rules are such that many times, referees stop MMA fights a lot sooner than boxing refs do.

MMA to invade Oshawa August 20

Oshawa’s first Mixed Martial Arts (MMA) event may be one of the finest the province has ever seen.

“outside of the UFC, we’re probably going to have the strongest card in Ontario,” says Stuart “Shiloh” Hinds, a member of Caged Combat Championships (C3). The Oklahoma-based organization has put on more than 40 fights in its history.

The event is Oshawa’s first taste of MMA, and will take place at the General Motors Centre on August 20. With the event, C3 will also be making its first foray into Ontario.

“It’s an honour and we’re grateful to have the opportunity to bring world-class MMA to Oshawa,” says Hinds. “this is a once-in-a-lifetime thing; mixed martial arts doesn’t come to Oshawa very often.”

While the card has not been finalized and is still subject to scrutiny by the Ontario Athletic Commission (OAC), the planned main event pits lightweight fighters Rich Clementi and Cameron Dollar against one another. both are veterans of the Ultimate Fighting Championship (UFC).

Clementi has over 60 fights under his belt, and is looking to bounce back after two consecutive losses. Dollar is on a five-fight win streak as of late and participated in season nine of The Ultimate Fighter, the UFC’s reality show. That dichotomy, the old hand versus the up-and-comer, will prove to be a potent mix, says Hinds.

“We’re bringing UFC quality fights to a smaller environment,” he states.

The event will also offer an opening for some local talent.

“There are a lot of Canadian fighters we want to showcase,” explains Hinds. “as we get a little closer we’ll introduce the full card.”

At present, rumoured fighters include more UFC vets like Matt Veach, Carmelo Marrero and Dan Cramer. until fully sanctioned by the OAC, something that C3 doesn’t mind waiting for, no matches can be set.

“All the rules and regulations are there to protect the fighters and built the sport,” notes Hinds. “We don’t want any setbacks. We have no problem working with the OAC.”

Also appearing as special guests are UFC fighters Melvin “The Young Assassin” Guillard and Joe “Daddy” Stevenson, who will be in the corner of his protégé, Cody Bollinger, scheduled to fight that evening.

An Oshawa press conference may be in the works, says Hinds, in order to formally introduce the city to the event.

WIN TICKETS

Cameron Dollar, who will fight in the main event on August 20, has not lost a fight since the Ultimate Fighter season nine finale, held in June of 2009.

For tickets, you need only answer the following question: which other UFC fighter did Dollar most recently defeat?  Submit your answers at c3fights.ca for a chance to win tickets, courtesy of the Oshawa Express, to the Original Caged Combat Championships at General Motors Centre, on August 20.

Tickets are on sale at the General Motors Centre, as well as by calling 1-877-436-8811.

Is Lake Atitlan Solola, Guatemala Safe?

Hello, im not just planing to visit, im planing to buy a single family home on lake atitlan water front, i have not been to guatemala yet, it just looks so beautiful around this lake and affordable. I am north american. is it safe to buy a home in this area, is it safe to leave it unattended? i have a 8 year old daughter i just want to make sure im making the right decisions before i head down to look at homes. If you have been to lake atitlan please let me know your experience. thank You.

My husband and I went to Lake Atitlan (and drove through Solola) in April. I will be traveling to Guatemala again in a few weeks(that's how much I loved it). Panajachel, the main town in Lake Atitlan, is very laid back. the surrounding towns are quaint and quiet. We felt extremely safe in all towns. Pana accomodates numerous tourists and several of them fall in love with the mystic lake so much so that they remain there. many expats(from US, Canada and Europe) are purchasing homes and starting businesses there. If you're concerned about leaving your home unattended, you should consult w/realty companies in town and ask whether they are aware of services that will maintain your home. good luck and there's no doubt that you will also fall in love with serenity of the lake and the locals, there's much to be admired in that area.

The town is safe, but the surrounding roads are where the danger lies. Highway robberies are very common in Guatemala. I've been there a few times and never had any issues. I'm a 6'0" tall gringo and have had nothing but great experiences and I traveled ALOT. just to give you a chance to go in with eyes wide open, I've attached a link to the US Embassy page for crimes against foreigners.

05/04/09: Santiago Atitlán, Sololá: Assailants fired shots at an individual’s home in an attempt to enter and burglarize the home.

NOT NOW! There is currently a large bloom of potentially toxic algae covering the lake. It smells and poses a health hazard to anyone who comes in contact with it. this may resolve itself in the next several weeks. Prensa Libre is the Guatemalan paper and has been following the story.
